Most people don’t think much about their water heater except for when that tank runs out in the middle of a morning shower. Even then, that brief moment of shock usually isn’t enough to inspire the average homeowner to inspect the workings for safety of this incredibly important appliance.

Unfortunately, when water heaters are not maintained properly, they can create some serious problems such as gas leak, fire, and water damage.

On the other hand, you can help prevent damage to your home and family by having your water heater inspected once a year by a licensed plumber.

There are also some things you can do on your own to both spot and prevent problems that, if left unchecked, will only get worse.

OBSERVE

It’s a good idea to observe your water heater on a monthly basis so that you will catch it early if a problem develops. There are a few key things you’ll need to check out:

  • The combustion chamber on a gas heater should be mostly free of dust, black soot, or rust and the flame should be mostly blue.
  • The burner compartment should be free of rust as well.
  • If the heater is making strange noises, such as popping or bubbling, that’s a good indicator that there is mineral sediment in the tank. Buildup can severely reduce the life of your heater.
ADJUST

Making a few small adjustments to your water heater could prevent a serious problem from developing:

  • Reduce the temperature setting on the appliance down to 120 degrees F. Making this change will help prevent scalding while still keeping water hot enough to prevent bacteria growth. Follow the instructions for your specific appliance to adjust the temperature gauge.
  • Place your water heater tank in a drain pan that is about 1-1/2 inches deep and about 2 inches wider than the diameter of the tank. This can prevent structural and property damage from water leaks.
  • Remove all clutter, dust, or combustible materials from the area surrounding your heater to prevent a potential fire.
